Document visible issues, locate shutoffs/panel/HVAC filters when accessible, and identify immediate maintenance follow-ups.
What is not included
Licensed home inspection; code-compliance certification; roof climbing; invasive testing; repairs; opening walls or equipment; guarantee that hidden problems will be found. Not a substitute for a licensed pre-purchase home inspection.
Customer provides
Customer provides property access, alarm/lock instructions, emergency contacts, preferred checklist and vendor authorization.
